Yes you have nailed it. The problem surely is thatch. The grass seed was heavily fertilised and the growth astonishing right from germination. The problem will be helped when the fertiliser load reduces and a more normal growth pattern occurs. In days gone by sheep was the answer. Get the rakes out?

Turn it around the other way anyone paying a Million is making a hell of a punt. The horse would have to earn over 1.5M to be ahead. There is always the inherent frailty of the modern Tb as well to factor in.
