Obviously you are not aware of the deals that the gypsies did up the road, or that the majority of the St Johns Trust has done in Medowbank, or all the Land investment trusts do in downtown Auckland, or most of the Uk land owners do in London. 

Dont srll the land, just change its status. But before that, work out how you would replace the characteristics of an iconic race that represents a part of the thoroughbred industry that's so popular that in the UK,  betting and ownership in jump racing materially exceeds flat galloping. NZ... learn a lesson

3) No more whip after the last fence, watching a horse getting flogged when its out on its feet in a jumps race over the last 200mtrs does zero for the image.
